Plans unveiled for $25m NDIS apartments, medical centre and cafe at site of old Joondalup Basketball Stadium

Plans for a $25 million, six-storey mixed-use development at the site of Joondalup’s former basketball stadium have been revealed, as the redevelopment of the area enters its second stage. The plans feature a medical centre providing emergency walk-in services, 30 residential NDIS apartments, office spaces, cafe/restaurant, and 135 on-site parking bays, all situated opposite Lakeside Shopping Centre and near Joondalup train station, in the heart of Joondalup. The 4,600sqm site, located between Wise Street to the east and Collier Pass to the north, is being transformed as part of a broader $100m redevelopment announced back in 2018 by the State Government. The redevelopment is being delivered in three stages, with the Department of Communities – Child Protection building already constructed. The owner of the southeast portion of the block, Aegis Health, is planning to construct a retirement care facility, which is set to be complemented by the neighbouring medical centre proposed as part of the broader redevelopment. DevelopmentWA, the State Government’s land development agency, first initiated the project as part of a long-term vision to revitalise the area. Construction was initially expected to be completed by 2024. A planning report prepared on behalf of the developer and landowner Carmel Group believes the design prioritises sustainability and accessibility. “This development will enhance the urban fabric of the Joondalup Activity Centre by providing essential healthcare services, professional work spaces and accessible living options, fostering a vibrant and inclusive community,” the report stated. “The medical centre and office spaces will attract businesses and professionals, contributing to local economic development, while the NDIS housing ensures inclusivity and accessibility for all residents.” The NDIS units at the proposed development will feature 67 per cent natural ventilation, with half of the site area accessible to the public at all times, including the cafe. A digital advertising billboard is also planned for construction on the northwestern corner of the building, Public consultation will remain open until Wednesday, May 14.
